Landlord notice deadlines — Virginia
In Virginia, the checked deadlines on this page cover: pay or quit, ending a tenancy, raising the rent. Each figure carries its statute and the stamp Rules checked October 2026. Run your exact dates through the checker — the period is only half the answer; the counting rule is the other half.
| Pay or quit | 14 calendar days — the tenant may pay and cure (Va. Code § 55.1-1245(F)). 14-day pay-or-quit: if rent is unpaid when due and the tenant fails to pay within 14 days after written notice stating the nonpayment and the landlord's intention to terminate, the landlord may terminate and file for possession. The same 14 days applies to bounced checks and bad-faith stop payments. The old 5-day rule no longer governs — HB 15 / SB 48 (2026) set the period at 14 days effective July 1, 2026, and any form still reciting 5 days is invalid. |
|---|---|
| End a tenancy | 30 days — month-to-month (Va. Code § 55.1-1253(A)). At least 30 days' written notice before the next rent payment is due, unless the rental agreement says otherwise. |
| Raise the rent | 30 days (Va. Code § 55.1-1204). No cap, and local caps are barred. 30 days' written notice for a change in a month-to-month tenancy. |
| How days are counted | No Virginia counting rule (whether weekends and holidays count) was verified from a primary source for this dataset. |
| Allowed service methods | written notice served at the tenant's last known place of residence, which may be the dwelling unit; electronic delivery only if the rental agreement provides for it, with proof of delivery retained (Va. Code § 55.1-1202) |
| Just cause | No statewide just-cause requirement. |

Local rules sit on top of state law in many places — city just-cause lists, rent boards, and prescribed local forms. A state deadline is the floor of the analysis, never a promise that no local rule adds to it.
