The free checker

When is the last day I can serve this notice?

Tell it the state, the notice, and the date you want it to take effect. It counts backward under your state’s counting rule.

The notice
The checker counts backward from this date to your last-safe serve date.
How long the tenant has lived there

Termination and increase periods turn on tenure in tiered states (California 30/60, New York 30/60/90). Leave blank only for a pay-or-quit notice.

Your answers never leave your phone. Nothing is uploaded, stored, or emailed — the rules are loaded with this page and the math happens here.

What the verdict means

Last-safe serve date — serve on or before that day, by a method your state allows, and the full statutory period has run by your effective date. Cause required — in a just-cause state the verdict prints the period and the cause requirement together; a bare date there is a defective notice. Not yet published — the cell has not been checked in the statute itself, so the checker prints no number and routes you to what is verified instead.

Every dated verdict carries the stamp Rules checked October 2026, the counting rule, the allowed service methods, and the statute it came from.
