Landlord notice deadlines — Rhode Island
In Rhode Island, the checked deadlines on this page cover: pay or quit, ending a tenancy, raising the rent. Each figure carries its statute and the stamp Rules checked October 2026. Run your exact dates through the checker — the period is only half the answer; the counting rule is the other half.
| Pay or quit | 5 calendar days — the tenant may pay and cure (R.I. Gen. Laws § 34-18-35). Two stages: rent must be 15 days in arrears, then the landlord sends the written demand in the statute's form; the tenant has 5 days from the date of mailing to pay in full. The eviction complaint may be filed no earlier than the 6th day after mailing. |
|---|---|
| End a tenancy | 30 days — month-to-month (R.I. Gen. Laws § 34-18-37(b)). 30 days' written notice, in substantially the form of the § 34-18-56 template. |
| Raise the rent | 60 days (R.I. Gen. Laws § 34-18-16.1). No cap on the amount — but the notice rule has teeth: 60 days for most tenants, and 120 days for month-to-month tenants over age 62. 120 days — month-to-month tenant over age 62 |
| How days are counted | Notice periods count from the date of mailing, not receipt. If the last day falls on a Saturday, Sunday, or legal holiday, it extends to the next judicial day. |
| Allowed service methods | first-class mailing, postage prepaid, with the landlord's certification of mailing on the statutory form (§§ 34-18-35, 34-18-56) personal delivery is also acceptable; use a form substantially similar to the statutory template |
| Just cause | No statewide just-cause requirement. |

Local rules sit on top of state law in many places — city just-cause lists, rent boards, and prescribed local forms. A state deadline is the floor of the analysis, never a promise that no local rule adds to it.
