Landlord notice deadlines — New Hampshire
In New Hampshire, the checked deadlines on this page cover: pay or quit, ending a tenancy, raising the rent. Each figure carries its statute and the stamp Rules checked October 2026. Run your exact dates through the checker — the period is only half the answer; the counting rule is the other half.
| Pay or quit | 7 calendar days — the tenant may pay and cure (N.H. Rev. Stat. §§ 540:2, II(a), 540:3, II). 7-day eviction notice stating the reason with specificity. The notice must tell the tenant of the right to avoid eviction by paying all arrearages plus liquidated damages (N.H. Rev. Stat. §§ 540:3, III–IV, 540:9). |
|---|---|
| End a tenancy | 30 days — month-to-month, nonrestricted property (N.H. Rev. Stat. §§ 540:2, II, 540:3, II). 30 days' notice for a no-cause termination of a nonrestricted property. Restricted (subsidized) property needs a listed good cause — see the just-cause routing for this state. 60 days — lease expiration, qualifying term of 12 months or more (N.H. Rev. Stat. § 540:2, VIII). 60 days' notice; this no-fault termination may not be treated as an eviction on rental applications. |
| Raise the rent | 30 days (N.H. Rev. Stat. § 540:11). No cap on the amount; 30 days' written notice for a rent increase. |
| How days are counted | The clock starts the day after the notice is delivered. If the last day falls on a Saturday, Sunday, or legal holiday, the period extends to the next judicial day (the next day a courthouse is open). |
| Allowed service methods | personal service on the tenant by any person leaving the notice at the tenant's last and usual place of abode; proof is a true and attested copy plus an affidavit of service (N.H. Rev. Stat. § 540:5, I) |
| Just cause | Cause is required. Restricted property only — subsidized and other RSA 540:2 'restricted' tenancies. For restricted property there is no no-cause termination: the checker must route to the listed good causes in RSA 540:2 instead of printing a bare date. Nonrestricted property keeps the standard 30-day no-cause route. |

Local rules sit on top of state law in many places — city just-cause lists, rent boards, and prescribed local forms. A state deadline is the floor of the analysis, never a promise that no local rule adds to it.
The paper that goes with the date
The checker gives you the date. The kit gives you the notices: pay or quit, non-renewal / termination, and rent increase letters generated from these same checked deadlines, a letter builder that fills in your dates and names, the move-in and move-out inspection checklists, and the proof-of-service checklist.
One-time payment. No subscription. The checker stays free either way.
