Landlord notice deadlines — Iowa
In Iowa, the checked deadlines on this page cover: pay or quit, ending a tenancy, raising the rent. Each figure carries its statute and the stamp Rules checked October 2026. Run your exact dates through the checker — the period is only half the answer; the counting rule is the other half.
| Pay or quit | 3 calendar days — the tenant may pay and cure (Iowa Code § 562A.27(2)). 3-day written notice to pay or quit. Paying in full within 3 days stops the termination. Iowa Code § 648.3(1) excuses a separate notice to quit once this rent notice has been served. |
|---|---|
| End a tenancy | 30 days — month-to-month (Iowa Code § 562A.34). At least 30 days' written notice (90 days for certain federally assisted tenancies). 10 days — week-to-week (Iowa Code § 562A.34). At least 10 days' written notice. |
| Raise the rent | 30 days (Iowa Code § 562A.34). No cap, and local caps are barred. 30 days' notice for a change in a month-to-month tenancy. |
| How days are counted | Weekends and holidays count toward every notice period; the day of service is excluded (Iowa Judicial Branch guidance). |
| Allowed service methods | personal delivery posting plus mailing by both regular and certified mail delivery against a signed, dated acknowledgment from a resident aged 18 or older (Iowa Code §§ 562A.29A, 562B.27A) |
| Just cause | No statewide just-cause requirement. |

Local rules sit on top of state law in many places — city just-cause lists, rent boards, and prescribed local forms. A state deadline is the floor of the analysis, never a promise that no local rule adds to it.
